Design Process

STAGE 1 – Consultation with Design Draughting Services

This will usually be at your home or the site address to discuss potential brief. At this stage we will advise on the design, layout, planning, building regulations, build budget and sketch designs.

Once the consultation is over we will send you a confirmation letter advising all the fees involved. All we require in response is a phone call to let us know that you would like us to proceed with the project and to arrange a mutually convenient time to carry out the survey.

STAGE 2 – Full Measured Survey

This process can take anything from 1-3 hours depending on the size of the site. This will be required for any type of extension or new build.

STAGE 3 – Scheme Design

The survey information will be entered into the computer using Autocad and a design will be produced from your original brief taking into account planning issues, build-ability and cost. This process can be achieved from 1 design or it may take several attempts, until you are completely happy with the scheme. When the scheme is approved we will then move on to the next stage.

STAGE 4 – Planning (If Required)

A Planning package will be put together and will consist of; Existing Plans, Site Plan, Site Location Plan & Elevations of the existing property.

Proposed Plans, Site Plan and Elevations of the approved scheme.

Relevant planning forms and letters.

A cheque to your local council will be required and currently stands at £150.00 for extensions.

Once the planning package has been submitted by Design Draughting Services to the local authority planning department this stage takes approximately 8 weeks. Please refer to the planning link on the left hand side for more information about planning.
We will liaise with the council as required on your behalf. Should the local authority planning department require minor revisions, we will revise the planning drawings free of charge.

We cannot guarantee planning permission but we will do our best to try and achieve your goals.

STAGE 5 – Building Regulations Submission

Once planning has been approved (if required), the next stage is to produce detailed construction drawings and obtain Building Regulation Approval from the local authority Building Control department.

Design Draughting Services will consult with a Structural Engineer if required (a quote will be obtained and will need to be approved by the client prior to appointing structural engineer).

Our detailed drawing package will consist of plans, elevations, cross sections, details and builders notes which will specify materials for construction. These drawings will be suitable for builders to work and quote from.
